Not the company, this blog, investment journal, whatever you want to call it. Claude is faster at reading, researching, and summarizing than I am, so I’m going to use it more. And eventually better. Meanwhile…
PFSI (Pennymac Financial Services) is one of your small Roth holdings: 6.04 shares, cost basis $100.15/share, now worth about $520 vs. $601 invested (down 13.5%). Here’s where things stand.
Business. PFSI originates and services residential mortgages and also manages PennyMac’s mortgage REIT (PMT). Revenue comes from origination fees plus a large mortgage servicing rights (MSR) portfolio, which makes earnings sensitive to rate direction: MSR values typically rise when rates rise (lower prepayment risk) and get marked down when rates fall.
Recent results. Q1 2026: net income $82.3M ($1.53 GAAP EPS, $2.19 adjusted), revenue $545.0M, book value per share up slightly to $83.31 from $82.77. Q2 2026 earnings haven’t been reported yet, call is July 29. Consensus estimate for Q2 is $2.15 adjusted EPS on $582.7M revenue.
Stock action. Rough year: down about 32.6% YTD, trading near $86 against a 52-week range of $77.67-$160.36. On July 7, Barclays cut it from Overweight to Equal-Weight, lowering its price target from $107 to $93. Despite that, the broader analyst base is still net bullish, 6 buy, 2 hold, 0 sell across 14 analysts, with a median target in the $119 area (source data on “current price” for that stat looked stale, so treat the implied upside % loosely, not the direction).
Valuation. P/E around 9x, price roughly in line with book value (~$86 vs. $83.31/share). Dividend yield 1.42% ($0.30/quarter). Debt/equity of ~6x looks alarming in isolation but is structural for this business model (warehouse and repo financing against the loan and MSR book), not a distress signal on its own.
Read: the earnings and book value trend don’t show a business falling apart, the selloff looks driven by rate-path uncertainty and MSR mark risk rather than a fundamental break. At 9x earnings and near book, it’s cheap if the mortgage/housing cycle holds up (MBA forecasts origination volume up ~7.6% in 2026), but real downside risk remains if rates fall further and MSR marks get hit again, or if the Barclays call proves right that the stock is fairly valued here.
⭐ Hold. The position is too small (~$520) to matter much either way, fundamentals look intact, and the Street is still net-bullish despite the downgrade, doesn’t justify adding to a rate-sensitive name at this size, but also no fundamental reason to lock in the loss.
❌ Sell to cut the loss. Book value is still growing and the business isn’t impaired, selling here would be reacting to price action rather than fundamentals.
❌ Add to the position. Cheap valuation, but you’d be increasing exposure to a name with real rate/MSR volatility right before an earnings print (July 29) that could move it sharply either way.
Want me to build this into a formal thesis doc via the equity-research thesis skill, or wait until the Q2 print on the 29th before revisiting?
